- negotiate with seller's attorney regarding terms of contract
- review seller's liabilities
- review inspection result and negotiate settlement
- coordinate and attend closing
- review and reconcile closing documents and explain to clients
- prepare Power of Attorney, if necessary
Seller:
- draft and review sales agreement
- negotiate terms of sales contract with buyer
- search seller's liabilities, judgments and tax liens
- draft seller's creditor's sworn list of creditors and hold harmless statement
- prepare state, county, and municiple transfer tax declarations
- prepare closing statement
- attend closing
- prepare Bulk Sale stop order
- escrow agreement and/or Power of Attorney, if necessary
Commercial and Residential Lease:
- draft and review agreement
- attend closing
- escrow agreement and/or Power of Attorney, if necessary
